Project Description:

The proposed development comprises of an aparthotel with 43 self-contained studios ranging in size from 30sqm to 40sqm each.

The site presented a number of challenges with the Luas line running along the western boundary, a 7 storey office building to the south and a low residential terrace of council houses to the north. The building responds to its context by arranging the studios on a north-south axis thus minimising any overlooking and overshadowing of adjoining properties. The height steps from 7 stories down to 2 stories to reduce impact on the rear private gardens of the dwellings to the north whilst also creating a landscaped roof terrace for enjoyment by the guests.

The facades are designed in a contemporary style using brick, glass and aluminium. Horizontal brise soleil provide screening and shading to sections of the glazed façade whilst a cantilevered steel and glass canopy clearly identifies the entrance.

Service areas and parking are provided in the basement which is accessed using the existing ramp in the neighbouring Hilton Hotel. To the east of the site, a spring well which is a protected structure is restored to provide a feature of historical interest within the landscaped forecourt.
