This exciting mixed used development situated in the heart of London.

It is located on  Westminster Bridge Road is located within a Conservation Area, which has unique and historical character and benefits from a number of listed and proposed listed buildings along Westminster Bridge Road and Lower Marsh Road. The site is advantageously situated within close proximity to Waterloo, the City of Westminster and the South Bank, making it ideal for the use of mixed development.

The building comprises a locally listed late Victorian block constructed in 1894 with its wonderful elegant façade. It has 4 storeys above Ground and Basement floors with a projecting central bay. The upper floor is contained within a mansard roof with decorative dormers. The front façade is finished in red brick with plaster detailing to window surrounds and quoins in neo-classical style. The original tall shop fronts are still in place to the two end bays and stretches back on Newnham Terrace.

The proposal consists of the existing 5-storey over basement front Victorian Building facing onto WBR and the new lower proposed 3-storey over basement Mews building facing onto Newnham Terrace. Both are separated by a first-floor landscaped courtyard garden. Public and commercial facilities are located on the ground floor level of the Victorian Building facing onto WBR, while the upper levels of the Victorian Building provide the boutique hotel bedrooms and apartments. The 3-storey over basement Mews building is accessed by way of Newnham Terrace. The ground floor contains the boutique hotel entrance and reception area and the restaurant facing onto WBR. The restaurant is open to the public with easy access for the hotel guests and apartment residents too. The restaurant also extends into part of the basement area.

The Design Philosophy for this project aims to 1) fully restore the fine and impressive neo-classical Victorian façade facing onto Westminster Bridge Road and 2) re-generate the site with a mix of uses to provide the site with new vigor and purpose as a welcome benefit for the Lambeth North Community. This project will further enhance the continuing regeneration of the transport node of Lambeth North; a significant gateway both in terms of approach to the City along Westminster Bridge Road and the Waterloo Station links.
